What will this home really earn you, after every cost and tax?

Each country’s buying duties, yearly charges and tax on rent come from our Library, read at the government’s own pages and dated. You type only what the market sets: the rent, the building’s charges, the agent and the loan.

Rules to know in India

An NRI or an OCI cardholder may buy any residential property in India except agricultural land, a farmhouse or plantation property, paying through banking channels or from an NRE, NRO or FCNR(B) account (RBI FAQ on Purchase of Immovable Property, updated 6 April 2023; NDI Rules 2019, rule 24). RBI FAQ · 26 Oct 2026

Current income like rent, dividend, pension and interest is a permissible credit to an NRE account, and current income in an NRO account is repatriable; other NRO balances may be remitted up to USD 1 million per financial year (RBI FAQ on Accounts in India by Non-residents, 16 January 2025). How it works

Official rules, your figures, nothing guessed.

Advertised (gross) yield is a full year’s rent divided by the price. After costs takes off the months empty and every yearly cost, and divides by the price plus every buying cost. After tax also takes off the tax on the rent in the country where the home is, worked out with that country’s own bands and allowances for someone in your position.

Tax at home on the same rent is not included: our free Tax guide covers it for ten home countries. Loan interest is shown separately, as the yield on your own money.

An educational tool, not investment, tax, legal or valuation advice. It leaves out currency movement, price growth, furnishing and the cost of selling. Check every figure for your own unit and date.

The yield is a starting point

Now test the property behind the numbers.

A yield does not check the title, the developer, the building’s finances or the evidence for the rent.
