How do I check a project and a seller?

Each emirate keeps its own land register and its own rules for off-plan projects.

  • See how far an off-plan project is built, as a percentage, on the Land Department’s Project Status service (website, Dubai REST app, WhatsApp 800 4488).
  • Your payments for an off-plan home go into the project’s own escrow account, used only for that project and kept from the developer’s creditors; 5% stays there for a year after the homes are registered.
  • The developer registers your off-plan purchase on the interim register (Oqood) within 90 days, and you get a certificate by email. A sale not registered there is void.

What this meansOff-plan payments go into the project's own escrow account, kept from the developer's creditors, and an off-plan sale left off the Oqood record is void. Ask for your Oqood certificate and see how far the project is built on Project Status.

What to get, in order, and who gives it to you.

What this meansYour papers start with the title deed and a property statement, then the developer's no-objection certificate for a freehold area. At the Trustee office a valid passport is enough for a buyer from abroad, and the deed comes electronically.
