Can an NRI buy residential property in India?

The Reserve Bank of India states that an NRI or OCI can purchase immovable property in India other than agricultural land, plantation property or a farmhouse, subject to FEMA conditions. Payments must follow permitted banking channels. Obtain advice for your status, funding route and transaction.

What should an NRI verify before buying property in India?

Start with the relevant state RERA record and the exact project or phase. Then verify the promoter, title and encumbrance trail, sanctioned plans, approvals, agreement terms, construction and possession status, total acquisition and ownership cost, tax, FEMA and repatriation implications.

Does RERA registration make a project safe to buy?

No. RERA creates an important disclosure and accountability framework, but registration is not a guarantee of title quality, delivery, fair price, construction quality or suitability. Treat the RERA record as a starting point for buyer-side due diligence.

How do I check a RERA-registered project from overseas?

Use the relevant state or union territory RERA portal, starting from the Unified RERA Portal where helpful. Match the registration number, promoter, project name, phase, approvals, quarterly updates, completion timeline and any orders or complaints to the property being offered.

Is 2026 a good time for NRI property investment in India?

There is no universal answer. Office demand, public infrastructure and premium supply create real market context, while 2025 residential sales across the top seven cities also declined and unsold inventory increased. The right time depends on your purpose, asset, price, evidence, holding period and alternatives.
